Method and limitations

Both plans use identical inputs. Interest uses the balance at the start of each month and payments occur at month-end. Insurance and daily interest are excluded. Annuity payments are level. A differential schedule repays equal principal portions, with a higher first payment and declining later payments. Confirm which method your lender offers.

A = P × r / (1 − (1 + r)−n) · r = annual_rate / 1200 · Dk = P/n + (P − (k−1) × P/n) × r

Calculations use full precision; displayed amounts are rounded to two decimals. Actual bank schedules may differ because of dates, rounding, insurance and fees. This dataset describes the stated mathematical scenarios and is not a market survey.
